PM Modi Inaugurates UER-II and Dwarka Expressway, Property Prices Set to Rise Across Delhi-NCR and UP

Highlighting the importance of the projects, the Prime Minister’s Office stated that these initiatives reflect PM Modi’s vision

Prime Minister Narendra Modi today inaugurated two mega highway projects worth nearly ₹11,000 crore — the Urban Extension Road-II (UER-II) and the Delhi section of Dwarka Expressway — in a move set to ease traffic congestion in Delhi and significantly increase property demand across the national capital region and neighboring states.

The 76-km UER-II, developed at a cost of ₹6,445 crore, has been designed as Delhi’s third Ring Road, directly linking Mahipalpur near IGI Airport to Alipur in North Delhi. The project will improve connectivity between Gurugram, Dwarka, Rohini, South and West Delhi, Noida, Ghaziabad, Sonipat, and Bahadurgarh. Alongside, the 29-km Dwarka Expressway, including its tunnel access to IGI Airport, is expected to become a major growth corridor.

Boost for Real Estate and Property Prices

Property experts believe that with faster access to IGI Airport, NH-44, Chandigarh, Punjab, and Jammu & Kashmir, real estate in Dwarka, Rohini, Gurugram, Najafgarh, Bahadurgarh, and even Noida is set for a sharp increase in demand. The new highways are expected to cut travel time from Noida to IGI Airport and ease traffic on existing corridors like Ring Road and NH-48, making peripheral areas more attractive for buyers.

“Connectivity is the backbone of property appreciation. With UER-II and Dwarka Expressway, Delhi-NCR is entering a new phase of growth where land values and housing prices in adjoining zones are expected to jump by 15–25% over the next few years,” a leading property consultant said.

Benefits for Uttar Pradesh and NCR Towns

For Noida and Ghaziabad residents in Uttar Pradesh, the projects will offer a direct and faster route to IGI Airport, bypassing congested city roads. This enhanced connectivity is likely to raise housing demand in Noida Extension, Greater Noida, and Ghaziabad, especially among frequent travelers and corporate professionals.

Meanwhile, industrial and logistics hubs in Sonipat, Bahadurgarh, and Panipat are also expected to benefit as the new roads cut freight movement time, further boosting land and warehouse demand in Haryana.

A Step Toward World-Class Infrastructure

Highlighting the importance of the projects, the Prime Minister’s Office stated that these initiatives reflect PM Modi’s vision of world-class infrastructure, ensuring seamless mobility and improving ease of living.

With UER-II and the Dwarka Expressway becoming operational, developers and investors are eyeing the entire belt as the next big real estate hotspot in North India.
