Ghaziabad News: Due to Delhi-Meerut regional rapid transit system (RRTS) corridor becoming operational, next big opportunity for investment for developers and individuals will be in nearby area of RRTS for residential and commercial purposes.
What is RRTS?
RRTS stands for Regional Rapid Transit System, a rail-based commuter transit system which is designed for high-speed up to 180 km/h and high-frequency travel over longer distances than a typical metro. It connects key areas within a metropolitan region, like the National Capital Region (NCR) in India, with the objective of reducing congestion and enhancing connectivity. It also promotes environment protection by reducing dependence on fossil fuel-powered vehicles and contributing to cleaner air.
What is plan of Ghaziabad Development Authority (GDA)?
According to GDA, this flagship scheme of the authority will soon be applied to the board for approval. Larger area of land is identified by GDA in Meerut, Modinagar, duhai and Modipuram and smaller area of land is identified in the Delhi side of the Corridor. Major beneficiary will be developers as majority of the common infrastructure will be done by them after receiving land from GDA. Ghaziabad Development Authority is expecting development of this township similar to Indirapuram.
Need for New Township by GDA
Meerut road which was used to be very congested is now offering traffic free road and semi high speed rail connectivity which is not available anywhere in UP right now. Even being in close proximity to Delhi, Ghaziabad and nearby areas such as Modinagar, Muradnagar and Meerut could not become successful as Gurgaon did. With opening of RRTS, the demand for real estate has increased in Ghaziabad but developers are not able to launch new projects due to unavailability of land. This demand can be fulfilled after the acquirement of land by Ghaziabad Development Authority.
Other Supporting Activities
The National Capital Region Transport Corporation (NCRTC), which provided the Rs 30,000-crore Delhi-Meerut Regional Rapid Transit System (RRTS) project, has also invited bids to lease 45,469 square metres of commercial space across six stations along the corridor. The NCRTC wants to transform these stations into commercial hubs to boost non-fare revenue.
Opportunities in Meerut, Modinagar, Duhai and Modipuram and other areas
The Ghaziabad plot spans about 2.4 hectares, while the plots in Duhai Depot, Bhaisali, and Modipuram cover about 31, 9.7, and 31 hectares, respectively. Additionally, smaller land parcels covering around 16 hectares are available at Sarai Kale Khan, New Ashok Nagar, Anand Vihar, Guldhar, Duhai, Muradnagar, Modinagar South and North, Meerut South, Shatabdi Nagar, and Modipuram. The price of land of area identified by GDA has already increased by 30%- 40%.
