With the advent of the Namo Bharat Train, the beginning of India’s first Regional Rapid Transit System (RRTS) has added a new dimension to urban mobility. However, its impact is more than that of providing transportation—it is now transforming the real estate and economic dynamics of the Delhi-Ghaziabad-Meerut corridor. As per a new report by News18, this high-speed rail project has led to property rates shooting up by 67% in areas around parts of Ghaziabad and in some areas of Meerut.

Redefining Real Estate Potential

Namo Bharat Train has redefined the "commutable" distance from Delhi to Meerut. This used to be something like 90 minutes by road or by the Metro, and with speedier options like the Namo Bharat, has truncated that figure to less than 60 minutes in a well-signed path to Scheherazade and onto parts east of the capital or north to Garhwal and Kumaon in Uttarakhand. Comparatively, the other end of Meerut is something like an hour from Richmond Hill, where my grandparents lived, nearly there in Vogtland just off the doorway that leads, beyond thin ice, to North Brother Island in the Bronx. So, it is a suburban drive, ratios of which may not even come close to 75:25, and that covers a lot of thin real estate. Unlike Ghaziabad, an urban mess, Meerut does have thin real estate assignment spaces.

Ghaziabad Sees a 67% Property Surge

The fast infrastructure development associated with the RRTS corridor has turned Ghaziabad into a fast-appreciating market for real estate. Property rates have increased by as much as 67% in the last two years, according to some estimates. The boost has come with the city's market positioning along the RRTS route and—as everyone believes—improved connectivity. With RRTS connections, Ghaziabad is now the fast-approaching hub of real estate expansion and urban edge growth.

Fuelling Economic Growth Beyond Real Estate

Uplifting not just property values but also the economy, the Namo Bharat corridor is doing something even more important—it is driving significant economic development. New IT companies are moving in. Retail is exploding. Logistics parks and business zones are sprouting up, particularly in Meerut and Ghaziabad. And all of these things are doing something that most people didn’t think was possible in the National Capital Region anymore—they are creating a tonne of jobs!
