Noida News: Five Realtors in Noida Instructed By Authorities to Solve Flat Owners’ Issues

The Noida Authority has directed five well-known developers of real estate, namely Ajnara India Limited, Supertech Limited, Antriskh Developers Private Limited, Imperial Housing Ventures Private Limited, and Sethi Buildwell Private Limited, to expeditiously attend to maintenance-related issues and expedite the formation of associations for owners of flats.

Noida News: According to officials with knowledge of the situation, the Noida authority instructed the developers of five group housing projects to address maintenance-related concerns and establish a flat owners’ association as soon as possible.

Meeting with Realtors

In a meeting with realtors on Saturday, Lokesh M, the chief executive officer of the authority, gave the instructions. Ajnara India limited, Supertech limited, Antriskh Developers private limited, Imperial Housing Ventures private limited, and Sethi Buildwell private limited are the five projects. “We have directed the promoters to address the apartment owners’ issues pertaining to the common area maintenance and formation of the apartment owners association without any delay,” said Lokesh M, stating that apartment owners will be able to voice their concerns at the authority’s regular meetings with realtors.

Directives from Chief Minister Yogi Adityanath

Following directives to that effect from state chief minister Yogi Adityanath, the action was taken. On December 8, Adityanath was present at a meeting with Noida authority officials, wherein Noida MLA Pankaj Singh brought up the subject of several unresolved issues in Noida’s housing societies.

Project Locations

Sector 137 is home to the Paras Tiera project by Imperial Housing Ventures private limited; Sector 76 is home to Sethi Buildwell private limited; Sector 137 is home to the Supertech limited housing project; Sector 78 is home to Antriskh Developers private limited; and Sector 74 is home to Ajnara India limited housing society.

Water Charges Resolution

Within a month, the elected flat owners’ association would receive interest-free maintenance security (IFMS), as promised by Imperial Housing Ventures private limited and Sethi Buildwell private limited. During the meeting, the flat owners’ association stated that the developers of these two projects were refusing to give over the money that would have been needed in an emergency in the housing project. “We have directed the water department to give water charges calculation to Imperial Housing Ventures private limited for all the apartments as the realtors has obtained water connection only for 1,050 units out of a total 3,900 units occupied by the apartment owners. It is very important that all apartment owners get water connection and pay their bills,” the Noida authority said in a statement.

Corporate Insolvency Resolution

The interim resolution professional was instructed to transfer the management of the project’s 20 towers to the flat owners’ association in accordance with regulations because Supertech Limited’s Sector 137 project is subject to a corporate insolvency resolution process. Within ten days, the authority ordered Sethi Buildwell Private Limited to get permission to run the sewage treatment plant and turn it over to the flat owners’ association. Officials stated that in compliance with the regulations, an apartment owners’ association or any other business can begin operating a sewage treatment plant only after receiving approval from the state pollution control board.
