Noida News: Relief in Sight for Homebuyers! Authorities Consider Lifting Ban on Flat Registrations in Sports City

The three-year limit on flat registrations in the Sports City housing project in Sector 150 is being eased by the Noida administration.

Noida News: According to officials on Tuesday, the Noida government is probably going to relax the three-year ban on flat registration in the Sports City housing project, which is situated in Sector 150. Thousands of homebuyers who have been suffering over the past three to four years as a result of the authority’s 2021 ban in light of the comptroller and auditor general’s (CAG) audit would profit from the change.

Public Accounts Committee Recommendation

After conducting an investigation, the public accounts committee (PAC), which is composed of senior MLAs, the highest body in the state, finally recommended lifting the prohibition and approving the updated plan for Sports City, which includes luxury housing complexes in Sector 150 along the Noida-Greater Motorway.

“Since we have got the recommendations to lift the ban on registry and also approve the revised layout submitted by the developer, we have decided to take the matter up in the upcoming board meeting that will be organised soon after the chairman gives time for the same,” said Noida authority’s chief executive officer (CEO) Lokesh M.

Board Decision on Flat Registration

He said that the authority board would decide whether to begin flat registration, issue an occupancy certificate, and approve the updated project layout after debating the issue. If UP Additional Chief Secretary Manoj Kumar Singh, who also serves as the Noida Authority chairman, grants time for the same, the Noida Authority hopes to have the board meeting anytime before the model code of conduct takes effect ahead of the general elections in 2024, the CEO continued.

Board Deliberation on Sports City

The board, chaired by Singh, will deliberate on the Sports City concerns based on merit and determine the project’s outcome, which involves a significant expenditure. At the 201st board meeting of the Noida authority, on January 18, 2021, it was decided to prohibit the approval of revisions to the building map and the registration of apartment owners in Sector 150 of the city, which is situated along the Noida-Greater Noida Motorway. This decision has caused inconvenience to the homebuyers who are currently residing in the respective apartments without registration.

Project Terms and Development

According to the terms of the project, the consortium of developers led by Lotus Greens Constructions Private Limited is developing ultra-luxury housing projects on thirty percent of the land under the sports city project. The remaining seventy percent of the land is set aside for recreational green space with top-notch sports facilities, according to officials.

The Birla Estates have expressed interest in acquiring land in the master developer Lotus Greens’ sports city, along with other real estate developers like Tata, Godrej, ACE, Prestige Group, Home Kraft, Eldeco, and Samridhi Group.

Land Allocation by Noida Authorities

The Noida authorities had given 12 lakh square metres of land in sector 150 for the sports city in 2014–15. Nevertheless, because of a disagreement among farmers that prompted a group of realtors to file a case with the Allahabad High Court, the Noida authority has not yet turned over ownership of at least 300,000 square metres of land designated for sports cities. If the authorities carries out the court ruling, at least 10,000 homeowners would have instant relief since they will be allowed to execute their registers.
