Lucknow, the capital of Uttar Pradesh, is poised to scale new heights of urban development—literally. In a major breakthrough, the Lucknow Development Authority (LDA) has approved building plans for the city’s first high-rise residential towers ranging from 35 to 42 floors.

FAR Policy Unlocks Vertical Growth
This dramatic shift has been made possible by the state government's new Floor Area Ratio (FAR) policy. The approval of the Transit-Oriented Development (TOD) framework now allows builders more freedom in construction volume relative to plot size. Previously, most buildings in Lucknow did not exceed 20 to 25 storeys due to restrictive FAR limits.
Under the new policy, areas along major corridors like Shaheed Path, Kisan Path, and the Green Corridor now qualify for an FAR of 4.0 in developed zones and 5.0 in underdeveloped areas—compared to the earlier limit of 2.5. This has opened the doors to vertical development and modern high-rise infrastructure.
Three Private Projects Approved, Flat Registrations Begin
So far, the LDA has given the green light to three major private residential projects in the vicinity of Shaheed Path, one of the city's fastest-growing real estate corridors. These projects will feature towers ranging from 32 to 42 floors, equipped with high-end luxury apartments and world-class amenities.
The registration for flats in these high-rises has already begun, and the response from buyers is expected to be strong, especially from the city’s upwardly mobile population and investors eyeing future-ready urban living.
With this vertical push, Lucknow is not only changing its cityscape but also making a strong statement about its readiness to join the league of modern metropolitan cities.
