In a major relief to nearly 20,000 homebuyers awaiting possession and registry of flats in stalled projects, builders in Noida and Greater Noida have begun clearing long-pending dues under the amnesty scheme, unlocking long-stuck housing inventories.

The Noida Authority revealed that out of 57 stalled projects under its jurisdiction, 33 builders have made partial payments to avail of the amnesty benefit. The authority has so far received around ₹534 crore in payments.

Meanwhile, in Greater Noida, the response has been even more significant. Out of 98 stalled projects, 77 developers have opted into the scheme, resulting in collections of ₹1,014 crore. Officials estimate this figure to climb up to ₹1,800 crore as remaining dues are settled in the coming weeks.

The development paves the way for thousands of families, many of whom have waited years, to finally get their homes registered and occupied. Authorities have clarified that builders availing of the scheme will not be permitted to levy additional interest on buyers, ensuring the government’s financial relief reaches end-users directly.

Crackdown on Non-Compliant Builders Begins

In parallel, the Noida and Greater Noida Authorities have taken a tough stance against developers who have ignored the amnesty window. Over a dozen cases have already been forwarded to the Economic Offences Wing (EOW), and authorities are now moving toward property seizure and police action against defaulters.

The total outstanding from developers in Noida, Greater Noida, and the Yamuna Expressway region stands at a staggering ₹40,000 crore, including principal dues, interest, and penal charges.

Policy Benefits Both Buyers and Builders

The amnesty scheme, rolled out to revive stalled projects and restore trust in the real estate market, provides builders with a structured payment plan. In return, they must commit to completing construction and clearing backlogs without passing additional costs onto homebuyers.

This move is being seen as a significant step towards unlocking thousands of completed but unregistered flats, reviving realty confidence, and bringing long-awaited respite to affected families.
