Delhi News: Sasta Ghar Now A Reality! Economical Flats By Metro & Namo Bharat Stations To Revolutionize NCR Living

Delhi News: TOD refers to a form of urban planning strategy under which the primary focus is on concentrating housing, shops and offices within walking distance of high-capacity public transport solutions.

Delhi News: The Ministry of Housing and Urban Affairs (MoHUA) has notified the Transit Oriented Development (TOD) Regulations and Charges, 2026, to restructure urban growth in Delhi NCR across mass transit corridors.

Delhi News-What’s Special?

The applicability of TOD now extends along the full length of proposed and operational regional rapid transit system (RRTS) and metro corridors instead of being limited only to certain station nodes. A maximum Floor Area Ratio (FAR) of 50 is now allowed on plots of 2000 square metres or more with an 18 meters road. Importantly, 65 percent of the area should be used for residential units that are smaller than 100 square metres so that a steady supply of affordable housing is ensured.

Of the remaining area, 25 percent provides flexibility for studio apartments, guest houses or offices while 10 percent is for amenities and local shops.

Union minister Manohar Lal Khattar announced that the development would help in optimizing land use and promoting sustained mobility via mixed-use, compact development by leveraging public transit infrastructure.

What is “Transit Oriented Development (TOD)”?

TOD refers to a form of urban planning strategy under which the primary focus is on concentrating housing, shops and offices within walking distance of high-capacity public transport solutions. Acting as a sustainable mobility catalyst, Transit Oriented Development helps in significantly cutting down the requirement for long commutes and private vehicles by placing everything citizens require near a RRTS or metro hub.

The concept manifests a seamless and out-of-the-box transition from spreading outward (urban sprawl) to building upward (compact growth). This helps in maximizing the most optimal utilization of expensive city land. The TOD for MoHUA is a primary lever for benchmarking a trajectory where Delhi NCR becomes a less congested, more liveable and environmentally friendly city. It would also encourage people to work and live near RRTS and Metro stations, helping reduce the carbon footprint of Delhi NCR.
