The Delhi Development Authority (DDA) has outlined provisions under Master Plan Delhi 2047 aimed at transforming ageing neighbourhoods into more liveable, inclusive and sustainable communities.
The plan focuses on planned redevelopment of existing residential and commercial areas, with provisions designed to encourage better utilisation of urban land, improved infrastructure and upgraded public amenities.
Delhi Development Authority: Residential Redevelopment
Under the proposed framework, the minimum plot size for residential redevelopment has been reduced to 3,000 square metres. The move is expected to make comprehensive redevelopment possible in more ageing neighbourhoods while supporting better planning and infrastructure.
Commercial Redevelopment
For commercial areas, the minimum plot size has been reduced to 1,000 square metres. This provision is intended to facilitate redevelopment of existing commercial properties and improve the utilisation of urban land.
50% Additional Floor Space Incentive
One of the key features of the plan is a 50% additional floor space incentive for redevelopment. The provision is aimed at encouraging property owners and stakeholders to undertake comprehensive redevelopment projects while enabling more efficient use of available land.
Amalgamation and Reconstitution
The Master Plan also provides for amalgamation and reconstitution of plots, allowing multiple plots to be combined or reorganised for larger and more integrated redevelopment projects.
According to the DDA, these measures are intended to support neighbourhood transformation through better infrastructure, improved amenities and enhanced quality of life.
