This policy will not only promote urbanization in the state, but will also remove the huge gap in different parts of the state in terms of urbanization. This new township policy of Uttar Pradesh will replace the ‘Integrated Township Policy-2014’ brought during the Akhilesh Yadav government. At the same time, approval has also been given to bring an ordinance for amendment in the ‘Uttar Pradesh Town Planning Development Act-1973’. The biggest point of the new township policy is to promote planned development even in cities with a population of less than 2 lakhs.
Broad streets-colonies will be planned
According to the proposed policy, now a township plan can be done on at least 12.5 acres of land, earlier it required a minimum of 25 acres of land. This will help in making planned colonies in small towns. Concepts like group housing societies will be encouraged in sparsely populated cities. On the other hand, to build a township in big cities, the minimum land required would be 25 acres only.
It has been clarified in the new policy that it will be mandatory to provide 25 meter wide road for access to the township, while at least 12 meter wide road will have to be given inside the colony. With this, people will get open and wide roads inside the locality. The era of narrow streets will end.
Walking distance from home to office
In the new township policy, emphasis will be on promoting home and office close by. That is, the government will try to develop such colonies or townships where the distance from home to office is just walking distance for the people. Its purpose is to get rid of long jams on the roads during peak hours. On the other hand, for horizontal development, the government will promote township planning like Chandigarh. This includes provision of adequate footpaths for pedestrians and conversion of degraded areas into green belts.
Will be a boon for poor-middle class
In this policy, special attention has been given to the poor and lower middle class. 20 percent of the houses will be reserved for the Economically Weaker Section (EWS) and Lower Income Group (LIG) in the government-approved township plans. On the other hand, to deal with the challenges of climate change, wetlands, water bodies and floodplains will be integrated with the township.
